Everything should be in writing...faucet swaps, toilet paper holders, hand towel rings, etc. 

That means late at night when their toilet clogs or they notice bugs, they can find you. 

When upgrading, we'll usually go with low flow toilets, lower end Delta brand faucets and paint colors that have a broad appeal.

Smoke detectors , working toilet working sink , good working outlets , functional doorknobs no trip hazards .. simple stuff !
