Sounds to me option 1 will be best though.   

@Polat Caglayan The majority of investors who become involved in the section 8 program do so because they purchase lousy real estate and leasing the units to section 8 tenants is the best option on the table.

There are more options, but this is sufficient to answer your question.

I know this is an old thread.I'd like to get a more recent opinion of these apps.I think the DFD options is very interesting.What we want to do is endorse one of these for our Real Estate Club in Greenville, SC and have a contest for our members to see who can find the most deals with the software.Maybe try and get a rep from the company we choose to come and speak at one of our in person meeting and also negotiate a longer trial window if possible for our members.

Obviously, I want higher so value add or re-finance as things happen I can always own the option.

All mortgages contain a “due on sale clause” which states that the lender may, at its option accelerate (call note due) if a transfer of the property securing the note takes place.  

Hi Treza,Not sure where you are in the process there, but when your ready to exercise financing options please reach out, it's very difficult to find a ground up program for inexperienced borrowers without having an experienced GC sign on the loan with you which in turn is not easy to find. 

If you want off market deals, typically the best deals are the ones you are going to source on your own, not from an agent or wholesaler. 

Please correct me if I'm wrong, but wouldn't a single-family home be a better option near Disney World, especially one with a pool, if it's affordable?
