After a set amount of time, you get the choice to complete the transaction (buy the house) at the agreed price or not buy the house and the owner keeps the extra amount of the rent payments.

My recommendation is to partner with th someone who has a lot more experience before jumping into a syndication after owning one property for less than a year.

After extensive clean up and rehab these two rentals generates $1,700 per month.

Just trying to illustrate that even after you build the building and deliver a shell, theres a good chance many of the users you are going after are going to ask for TIA and help with buildout to some extent.

On 2/19 - after the lease was signed - I called two HVAC companies and they both said the issue is that the furnace had no heat pump, and was running solely on 2 heat strips.

There’s no real way to create phantom losses without running into issues with the IRS, and you could end up losing important tax benefits.
