You can search the forums and look at the current conversation that has three pages full of conflicting advice.

Unfortunately the additional fee disproportionately impacts smaller projects (I recently paid the same acceleration fee for  $600,000 SF renovation as I just did for a $2.5M school building conversion). 

If you are identifying individual private money lenders, you can consider having a conversation with them about using their IRA, previous employer 401ks, or other retirement accounts.

@Kevin Sobilo shares some great info.From what you wrote, appears you've little understanding of exactly what your PMC is doing to market your property and their showing & application processes.This approach may be fine if the property rents quickly and everything else goes well, but as you're finding out, it's not working when your property is just sitting.Suggest you have an indepth conversation with your PMC to understand their process and if you agree with it. 

Update: I have reviewed Justin's messages, deactivated his account moving forward, and highly encourage an users to send me similar conversations they have seen that would feel fraudulent.  

That being said the leads typically are not the problem (sometimes the leads are bad), it's the conversation to converts the leads.
