It may seem like my number seems high but the cap ex on the kitchen alone with 15 year life is approaching $100/month.

Some people don't have financial situation, nor have the bookkeeping to track or maintain it.Again, I personally find it very stressful just thinking about living that way for the life of the loan keeping the lowest daily balance possible. 

His class and group is life altering (says the person who signed up 24 hours ago and has never done a real estate deal).

I worry about you putting too much of your life into one investment given you're limitations on income/working situation anyway.In general expensive primary residences do not make the best rental properties.

The payback period is around 30 years, but the solar panels life is about 20 yrs.

LLC’s provide them no shield here.So, would-be syndicators, please take note:  please treat this business like a loaded weapon:  Handled carefully and with training and experience it can save your life.

Read books like Set for Life by @Scott Trench and Start with Strategy by @Dave Meyer to get the mindset of starting on the table before going too deep into an asset class or something like flipping.
