The goal for our work is to get your rental set up on a platform, vet your first tenant and then get the tenant secured before you are independent.

Something I noticed that is making me doubt about making an official offer is that it seems to be in an area with high crime.  

I think a bit more info is needed to fully understand but it sounds like this is your first deal, & I would first start off by finding the deals & then securing the PM company.

The security deposit should never be used for anything during the lease.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

The other factor to consider is less tangible, but comes with mental security.
