G'Day Carlos,Personally, I think it's a recipe for disaster rehabbing from out of state.IMO you would need deep roots in the specific market you are looking at investing.Or years long experience of knowing the who, what and when in that specific market.I only know of a handful of folks that can do it successfully and even they have been at it for many years and probably still loose money on rehabs to this day, no matter how integrated they are with everything and everyone.A good resources for pre-purchase, during rehab and after rehab's is Inspectify.Always get eyes on site before buying a property or processing a progress draw for the rehab.Much success

@Mark Forest if you knew your data, then you'd also know that Detroit is using the US Census Bureau over several of its antiquated & mistakenly applied practices that have not properly recognized Detroit's growth over the last 5-6 years.Not even going to bother copying an article link here for your benefit as your head is buried too deep in the sand for any logical info to reach you.I'm sure you're successful wherever you're investing.

It is a very high cost of living and my landlord has been renting out the triplex for a little below market value for the past few years, however he is going to be selling the property ( all three units)  (This area is considered very nice and "shouldn't" depreciate in value. )I have been trying to deep dive into bigger pockets, reading bigger pocket books, watching videos but  a lot of the resources talk about multi-family properties as purely renting out all units and not actually living in one of the units.
