My suggestion is to buy a foreclosed property, rehab, place tenant and then refinance cash out your down payment funds to either recycle into the next property using the same strategy or if you're only looking to acquire 1 property for now use the cash out proceeds to pay  401K back.

Plus the money is 100% recycleable.

Sorry to be the voice of reason, I just can’t ignore my gut feeling that a sub $35k property with desperate out of state seller and eager out of state buyer just seems like a recycled disaster.

My first instinct was to post here and UpWork for an hourly position to start out with.I think the perfect person would be able to use content that is created, for instance a podcast interview with an Author, and recycle that into social media platforms and a monthly newsletter.
