We did not plan to move, but for the right amount we would consider it.My thought is we would need to sell for enough to recreate our current home, meaning pool,barn and land, with an additional amount to cover costs and make it worth our while.We left the real estate agent a voice mail.

I do smoke weed recreationally, much less now than when I was young, and I honestly do not believe it causes anywhere near the wall/cieling residue that tobacco use does.

I use their API to pull down my data, strip out the cleaning fees and then recreate my ADR's as well, because like you mentioned that is a pass thru to the guest and muddies the waters a bit when modeling deals (although for those not able to do that, I usually just say to back out 15 - 20% of the ADR to get sans Housekeeping).

If you can find a property that gives you the budget to DEEPLY renovate the house then refinance and have a bit of extra equity, you're setting yourself up to recreate the splendor of buying a new construction property, but often in more preferable locations.

Whereas before I would have suggested all of the neighborhoods near the restaurants and bars, I would now also recommend properties further west towards outdoor recreation hotspots.
