Advice please Developer interested in purchasing our and

We have been approached by a large developer to purchase some or all of our property.

We own a home with 3 acres, Value is tricky, my guess is 700,000+. A smaller new builder basic home across the street with a 3rd of an acre just sold for 675.

Several months back this developer purchased 7.5 acres, which backs up to our property, asking price was 1,800,000. After the purchase a realtor representing the developer sent a letter asking to purchase our back acre. They made an offer of 100,000. We turned them down. The development is not something we want within eye of sight our home, it would lower our value. We want the woods as a buffer. We let them know we might be willing to sell the entire property, but not the one acre. We heard nothing for several months.

Then a second letter came again asking to buy the one acre. This time they said they would possibly buy the entire property.

If purchased they will divid the land, sell the house and use the acre as apart of their new development. The new develpment will be residential, condos is my guess, in our area condos sell for 300,000-400,000 a piece/unit. The new development would connect with a development they recently finished, consisting of shops and restaurants.

We like our home. We did not plan to move, but for the right amount we would consider it.

My thought is we would need to sell for enough to recreate our current home, meaning pool,barn and land, with an additional amount to cover costs and make it worth our while.

We left the real estate agent a voice mail. What should we do next? thoughts? My gut is we explain our thoughts and ask them to make an offer over market value.

I understand for them this is dollars and cents. We won’t be made rich, but feel they should offer above market value, otherwise I don’t see the point in leaving someplace we like. Thoughts?
