IE at the time if you built on all the hundreds of thousands of lots there you would have perpetual grid lock not to mention water quality etc etc.

If an operator is not responding to you adequately - in timing or quality - prior to you wiring them $50,000, you have to ask yourself how will they respond after they already have your money? 

hey tim, i should have been more clear. i will be doing all of the property management per se, just looking for an organizational tool via an app or software that will consolidate the communication for my duties. i only have one out of state property and just dont think the amount paid is worth the relatively low stress of this specific quality property and tenant pool. i will look into stessa and buildium- thank you for the recs!

Biggest thing IMO is getting close to the train station and have a high quality units that may not look attractive on paper the first few years but will have the ability to raise rents consistently long term.

The other qualities of being successful is just consistency, do it daily.  **** is hard, but that's the reason not everyone is successful. 

The big thing is to get started with a good, quality property.

We will not work with anyone who has not been to Milwaukee and spent at least a couple days with us, so we can get on the same page on asset and neighborhood quality. 

In your new hole, supplant with a high quality mulch soil mix.
