Duty not to compete?

I want three things: 1) I don't want to manage the notes in any real way (discussing actions to be taken on notes is fine as long as someone else more competent than me is doing it!)

But this is one of those polarizing issues where I'm unlikely to change any minds, so I'll leave it at this:  a co-investment, significant or otherwise, isn't going to make an incompetent sponsor competent, an inexperienced sponsor experienced, or a dishonest sponsor honest. 

They can't compete on a cost or rental rate basis, unless supported by a large corporate office for price reductions.3. 

AND try to find a market where you do not have to compete as much with 2nd home demand - a place where people go to vacation but is not top of mind for a rich guy's vacation home destination (ski town, lake house, etc.).If you are asking for the secret market that returns 20% cash on cash without any renovation or difficulty, that doesn't exist.

Almost any competent QI can help start a 1031 exchange within that timeframe.

(2) It has provided leverage for many accepted deals that have been just a tiny bit overpriced, closely competed for, but all the other bids barely missed the percentage mark. (3) When the bidding period changes to a daily bid, I submit a bid as quickly as I can and if possible on the same day that the bidding period becomes a daily period.
