If they can be sued for prescribing the wrong medication, and an ESA is a prescription, then I feel that they should be legally responsible if the tenant is not capable of caring for the animal and the property in tandem.

Its like humans... you may need protein and someone else calcium, the doctor usually doesnt make the exact same prescription to two different people.

The obvious caveat is that the articles in your schedule cannot remove rights or contradict prescriptions or limits set out in the tenancy law of the jurisdiction.

In addition, if the tenant has a physician sign off on an animal being an ESA that ESA is required to be allowed to reside with the owner, even if the residence is typically pet free. 

To answer this question I will assume the following conditions regarding the investor:1)  Aged 40.2)  High income as a physician: currently in the top tax bracket.3)  Future non-retirement assets invested in real estate will return 18% post-tax.  

At the end of the day, I had to remind myself that many of the same traits that make me a successful physician - patience, compassion, discipline, intellectual curiosity, etc. should also translate well to this industry.
