Know this: that person is worth their weight in gold, and can be the primary person that you run things past or ask questions as you move through your day.

You either need to target the actual buyers for that area who have purchased in the recent past or consider wholesaling in other neighborhoods.  

Have I done it incorrectly in the past or is this agent misinformed?

The assessor's tax value has no bearing on reality what so ever and can't be used as an argument to the bank on value (past or present).

I hunted down the pastor and his wife and they said they had deeded it back to the donor years ago.

And an owner past or present has granted the easement.The lines I was talking about are usually very old and on county plat maps.

He went to college to be a pastor and has a small church but the discipline he learned early on has allowed him to support his family and provided jobs for crew as well. 

If i'm going to pay an application fee I want it to either be a lender I've worked with before (though I'd question why they aren't waiving the fee if we've worked together in the past) or that I have referrals on.
