I feel like I would be better off offering 200$ discount to a handyman type, as opposed to 170/month to a management company who will bill out everything that goes wrong.

Flipping is considered a trade or business activity, as opposed to passive investment earnings.  

Much of the ARV is determined by other comps in our area as opposed to cashflow for the asset itself.

If I am not doing repairs myself I prefer calling private contractors as needed as opposed to manufactures Cadillac service warranties or repair policies.

@Ryland Taniguchi what is the advantage of the JV deal as opposed to seller financing? 

Interested in townhouse style building but also not opposed to garden style.  

(I'm looking for a 3 family triplex as my first investment because I believe taxes are significantly smaller on a 3 family, opposed to a 4 family and up. 

(I'm buy and hold as opposed to wholesaling, but it's not much different from a purchasing perspective.)
