In my mind that's a pretty solid find in a market that appears to be about to turn...I really have a multitude of questions, but I'll start with these two:1.

Hey Ali, I would point you in the direction of understanding the multitude of different leases and how they function with commercial properties.Gross Leases, Net Leases, Percentage Leases, etc. 

We would like to invest this money to generate cash flow, and grow our equity over time, but are struggling to narrow down the multitude of options.

Those who will buy that property are used to these things - and the market there is so hot, buyers will probably overlook a multitude of sins.Let me know if you want comps for it.  

I am a little biased because like @Remington Lyman I love columbus but it is growing.New Albany is attracting financial companiesDublin has Facebook and Google Data centersThen you have OSU and the multitude of  universities for new tenants and talent.
