Big picture, however, I am building a plan and team to invest in strong markets with lower entry prices to BRRRR 5+ unit multi families.

House hacking a multi-unit is the best way to get started since you’re, if done right, paying minimal to potentially no monthly payment out of your pocket. 

I would do a few BRRR deals (SFR or small multis) and then re-assess your situation.

And I don't know what the cap rates are in the area for SFRs, but I did a quick Redfin search for a small multi-family home in the area that's turnkey: https://www.redfin.com/VA/Richmond/1622-N-31st-St-23223/home.... 

Or doing a FHA 203K loan to acquire another multi?

And as for a multi, I'd argue it's best to build, not buy, especially if going out to the NW "burbs".

Couple hundred bucks a door monthly cash flow, solid ROI, and yes plenty appreciation. (#1 appreciating city 2023)I personally make well over $100k/yr cash flow from 21 properties here.

If I leave 20 bucks on the table, I'll sleep like a baby and dream up the next big deal while others are getting audited or sued.
