From the tenant's perspective:Having lived in a garden style multi-unit where people would "only smoke outside" they would inevitably step away from their unit and step in front of mine, where it would drift into my apartment.

@John Moss it really depends on your goals and how active or passive you want to be in the investment.

Where else can you brewery hop with your dogs, eat the best ever Thai food from within a hut placed amongst gardens and flowing fountains, catch a ghost sighting within the historical downtown then run out and ride a killer wave and probably be greeted by some dolphins while you're at it!

I have a tenant in TN that has been gradually building a pretty extensive garden in the backyard (property has a huge backyard) and transformed the garage into the green house, where they grow lots of starter plants.

Other items likely to fall under this category are early payment discounts, discounts for services such as gardening, etc. 

I used the following to calculate expenses: 5% vacancy, 1.16% property tax, 5% of effective gross income for repairs/maintenance , 10% property management, abt $1,100/yr gardening & utilities and $1000/year  for insurance).

My thinking is that forming an LLC for a single rental in Moss Point is overkill. 

starting to rent in my garden for now looking to grow from there. anyone else here is an expat in the sunny south of France?  

It's probably going to make a lot of places worth less vs worth more (Homes in Dangerous Detroit can be had for $200, Homes in much safer areas cost much, much more--there is a reason for that).People need a place to live indoors--but this is NOT the solution.Los Angeles has the enormous Nickerson Gardens housing complex (public housing) for this sort of population, Oakland should construct the same if they don't already have the same kind of thing.
