The title company did a search and found out the sellers haven't passed a electrical and mechanical inspections and owed money to the county for delays.

But I have seen at least 4 spectacular failures in the last 5 years as well.

Purchasing a fix and flip from a seller that had prior issues with GC and is concerned that GC may file a mechanic's lien on the property even after the property is sold to me.

I would love to hear both success and failures and hope to meet some people along the way.

I have been studying this space over the last few months and a lot of GPs rely on the ignorance of investors (about their failures, inexperience, unrealistic underwriting assumptions or their unreasonable fees) to take more people's money. 

These differentiators will be the difference between success and failure if/when occupancy slides.

There was a bill introduced last year -- House Bill 1171 -- that would have only allowed landlords to terminate a lease for failure to pay or for violating lease agreements.

I agree with @Anthony Rosa @Mindy Jensen, I would put the autoclose mechanism on the door as a start and autolocks too.
