Any other investment ideas that align with my goals?

I’m all ears—both success stories and lessons learned are incredibly valuable.Ultimately, I’m here to learn, share ideas, and connect with like-minded individuals who are passionate about real estate.

If anyone spends any time in Europe, barely any jurisdiction impose these limitations on homeowners/builders yet people live in much smaller spaces... and very happily.

They were perfectly acceptable 20 years ago, but now many areas are limited to one guest per calendar month. 

You can say the best out of the limited number of lenders they have signed up under their company but not in general to the vast majority or finance options under all banks and lenders.

I currently have $2MM in 14 properties, 21 doors, and am 64% leveraged.Looking forward to hearing some ideas on what to offer!  

You need a firm estimate for the remainder of the work as your funds are limited (like most people who don't have an endless amount of money). 

After reflecting on a strategy someone used to buy 15 short-term rentals off-market in just 12 months, I thought of an idea.

We don't like the idea of owning in WA anymore.

And the idea is that folks that dont know any better assume your on another level or up there with real MLO's and NMLS registered lenders  like myself..
