Did you have to go through a lengthy eviction of your non-paying tenant?

@Bhaskar Pandey I went through this process last year and did two lengthy posts on he process.

The Zoning Variation/Change is a lengthy and expensive process, it requires you to have fully prepared Architectural drawings, stamped and submitted to the City of Chicago by a Licensed Architect or Structural Engineer, then you have to wait for the Zoning department to Deny it (Which can take 8 weeks alone, or you can pay $1,500 to have an In-Person zoning review done in a shorter time period, but i'm not sure how COVID has effected this).

Too lengthy to list here, but the categories are: General Requirements, Residence/Rental History, Income/Employment History, Financial/Credit History, and Legal/Criminal History.In Washington State we're required to show applicants our rental criteria before we can accept an application fee.

In terms of immediate priorities, I'm looking to find a lender to get pre-approved, take a drive around the area with an expert to learn the ins & outs, churn through deal analysis in the neighborhoods most applicable to me, and assemble a team so I can move quickly when the right deal presents itself.Thanks for reading through this lengthy post; the first time putting yourself out there is always the toughest :) Hopefully any other lurkers reading this post are encouraged to introduce themselves to the forums as well.
