and yes I now have a prescreening message for any tenant leads so they have a clear understanding of what i require and then ask them to do a prescreening phone call for an interview if they are really interested then they can fill ip the application form etc.

or they can spend time interviewing facilitators like agents and travel to the market. out of state investors come in all kinds. some fly to the market and look for themselves some never do. the ones that never do have the problems. take one trip is what I recommend
