Definitely in it for the long game. 6 months ago I could have pulled the trigger if I had my mind in it, then of course life happens and now we have some work to do before lenders will give us the time of day.

While a conveyance via WD may provide the possibility of the Grantee suing the Grantor for a breach of the warranties and thereby triggering the insurers obligation to defend the Grantor or pay the covered loss, it is not the same as the Grantee being insured under the existing policy.

There's that pickle.You can raise up the whole house on piers, but expect it to crack and settle.You can build sump pumps and automatic Moen water sensors to trigger the pumps but if the water rises fast it won't save the ship, and power will probably be out so you need a generator.Do not expect or plan that anyone will fix the seawall, it's on you and the problem is will your neighbors all have millions of dollars to fix at the same time that you need to?

Frankly it doesn’t seem like you’re ready to pull the trigger on this deal. 99 out of 100 “deals” from wholesalers are bad IME.

I started in the land business so I do have a lot of background knowledge at it.I have also been trying to buy a longer term cash flow asset and with rates were they are and cap rates out our way ( at least asking) at 4 to 5 to 6  they still dont make sense. but we are starting to see some 7s so if we can offer and get 8 on a nice project I hope to pull the trigger this year.
