I also like to recommend Cohen and Dube's "Legal, Tax and Accounting Strategies for the Canadian Real Estate Investor" ... it is a good reference over all, but it is a decade old now and could use a refresh to incorporate regulatory changes. 

There are many reasons to incorporate in Delaware but a lower fee is probably not on the list.

Otherwise, consider incorporating lease options, subject to, wraps and a host of other creative financing techniques discussed throughout BP. 

I like to use them because they already have the legal information incorporated in them that are specific to your area.  

Usually they investor will complete some paperwork and also provide documents from the LLC such as the articles of incorporation, an investor or subscription agreement.

I would think this would cover anything related to business, which if you're going to build a real estate portfolio would be very helpful, especially if/when you incorporate.
