In spite of all that work we discovered that the hot water heater didn't work (they didn't bother to replace a $300 water heater that their initial 4 point inspection stated was original to the house (1983).

If you live in an area where it's really hot, ceiling fans can be a nice bonus but I would definitely not provide remotes.

However in hot-expensive markets NOT SO MUCH!  

Hey @Eli Rods - I think this is a great initiative but I don't think you'll have the most luck finding the answer to your question in this forum. 

You have no rights to the property until the tax deed is filed at the Charleston County Register of Deeds (ROD) conveying the property to you as the new owner.Once again in this post - go work with a good attorney in your state that is familiar with these rules, along with your CPA (local or not) to walk through the analysis as it applies to your particular jurisdictions. 

Instead of eating leftovers we eat hot n ready pizzas, instead of paying for a college class and doing it get ahead we buy a six pack and play madden, instead of driving our old car we buy a new one.

I'm assuming you have a hot tub and game room (pool table, large screen tvs, arcade games).

You have to follow a huge list of things and then you need to get a permit for the Hot Tub which is like a three step process. 

For example, making an owner aware that they will likely need to replace the hot water tank or the roof within the next 12 months if they're in visibly bad shape.
