Overall was a good experience but probably not what an investor would be looking for.

you know you get a good hail storm and the storm casher/roofers are out in force telling everyone insurance will replace your roof.. they cold call you..

I don't know if theirs is too good to be true and actually I think the fact that they have the VA system set up to work on leads for you is a huge plus.

They all went out of business , the good ones don’t want to manage small properties . 

Most lending is based on cashflow, not the 2% rule (although still a good rule of thumb for some types of investments), might have the most help from the group if you provided some of those details here just so it'd be easier for us to help you best. 

The buyer ended up buying and reconverting to a single family, and doubled his purchase price.Yeah, that's actually a really good and in-the-now viable strategy. 

It is a great little city and overall I think it is a good place to live.

However, some investors don't mind this strategy if they prefer not to put a lot of liquid in up front and plan to refi out within a few years of closing (which seems to be a great option with the talks of the FED reducing interest rates this year).It really comes down to investing in a growing market, in a good neighborhood & building a great team to support you.
