Very inspiring! 

I'm so glad to be able to have as much inspiration as I do on BP.

You can get a genuine 8 to 10% net return on your cash in Memphis for example in low A and High B grade areas but do you want to start learning another city and take on the learning curve and increased risk when what you are doing is obviously working?

Not trying to point out a typo I'm genuinely curious.  

If in ten years time you are not where you want to be as a real estate investor, if you haven't achieved your goal of not needing a job, if your properties are barely generating any cash flow, if you seem to be acquiring more properties and less equity in them, it will be because you spent your time on "motivational" education and searching for the elusive "technique" that will lead to riches, rather than acquiring a genuine real estate education, one that includes the theory of property ownership, real estate finance, real estate law, property management and investment principles.  

So here I am, hoping you guys can inspire and mentor me on potentially making my first deal in the near future!

To this end, I would like to say Hi to all the fellow BP members who have inspired me to investing in Multifamily properties and if I can help add my experience to the site, I will do that as I grow.

Which inspired me to converted one of my rental and do airbnb in San Diego since Nov 2018.

I've also gone back and read a few of the various "Rich Dad" books, and they have been both inspiring and educational.

I just attended a great not-related conference that really inspired my business goals.
