Just going to write up a co tract betwee me and seller about the $14k and what it’s being used for.

Keep on tract and you will find the right deal to jumpstart your flipping career.

Technically, you can still get a permit for an STR 2 if the property is zoned commercial, there is not another STR within 1000 feet and the census tract does not more than 3% of the census tract already have STR permits.

A tract of prime real estate near the interstate, enough acreage for a small subdivision, was donated to our local zoo with the caveat it wouldn't be developed.  

But recovery isn't going to be large-scale production operation, such as would be the case if a developer bought a hundred acre tract and built a new subdivision. 

The 1.5 acre tract is made up of 9+ lots and the 3.5 acre tract is made up of 20+ lots.

Depending on the location of the property, as you push out from Portland you get bigger tracts of land around here.

I KNOW the condition of my apartments at turnover -- because I have cleaned them and personally inspected/cleaned the appliances, window tracts, etc.  

And if the home is in a census tract with an income limit, the rental income counts there too & might push you over.
