Not much time. keep in mind if credit gets tight the first thing to go is all these HELOC's investors use.. they can get frozen and in some cases called and the borrower is stuck ..

I don’t expect there will be a problem with this tenant shutting them off early, but I could imagine a worse case scenario where a tenant moves out, shuts off the utilities and you get frozen pipes or worse.

My thought is the Evaporator had frozen up and needed to be thawed out for about 18 hours, and they were just hanging around waiting for that, and the repair may have been needed or not.Not saying this was your problem, but this happens sometimes.

But given that a human lifespan is limited to about 100 years, you really don't need to know much more than what's happened in 2-4 times your lifespan as far as investing goes. 300 years from now these conversations may be moot, but none of us will be here to know about it unless you plan on getting cryogenically frozen like Ted Williams.

try to screw would be temporary fix" - the wood deck was repaired and painted one year ago. 5) Fridge spoiled his food - tenants said he told us "multiple times" the fridge is bad news and it costed "$550 damage" to his food over the holidays because they were "frozen" in the refrigerator section and spoiled as they adjusted temp higher.

And most folks are not aware and they dont address it up front and have that condition altered or removed.when i had my big lending lines back in the day we did this.. most lending lines can be frozen and called.. this is why you see lenders all of a sudden pulling out of the market the LOC's have been frozen or called..
