Since the fridge IS in their lease and they are great tenants (been in same unit since 2004) I want to make good.I currently have a fridge at my personal residence that it working great but my wife would really like a new one.

ie- clean refridgerator/thaw out freezer and unplug fridge, etc

The existing DW is too nasty to leave in place, plus the new one matches the fridge and stove so I really want to put it in to make things more appealing to the tenants.As I see it I have two options, remove and replace tile but then I would be trapping the DW again.

We just got a new Samsung washer & dryer for $500 (no damage) & a new 18 cft fridge for $175 (very slight dent in backside) for an apt & included free delivery.

Drywall contractors were actually excited to take the old fridge and stove off my hands. 

I run all my insurance with high deductibles, my view is that its there for catastrophe, not convenience.My deductible is usually $1k++, and without the fridge the appliances dont go above that. 

We found a lawn chair, side table, Christmas lights, beer fridge and tv... in the crawl space.

You can exercise the home warranty on items, such as furnaces, water heater, fridges, dishwasher, etc.

I try to only do Fridge, AC, and Oven.

Apparently they think being without a fridge for 20 days is acceptable.
