Unless you are planning on investing in your back yard and have extra time to spend, getting a good PM is very important.  

It is somewhat complex to try to explain on a forum, but at a high level, you (aka GP) and your family member (aka LP) would agree on how much the 2 of you would put in for the amount of equity needed (usually expressed as a %).

Usually its because there is a lot of debt risk. when interest rates went up a year or so ago I lost over 300k in sydication projects I was a part of because I didn't understand this concept.

These marketers would have the novice investor believe that the narrow focused “education” they provide combined with the “holy grail” formula (wholesaling, subject to, flipping, lease option, discounted note purchase, etc.) is most, if not all, anyone needs to become “independent” and successful, usually by month 12.

It’s awesome that you want to use your downtime to learn more about the industry and make some extra income as a VA.

and frankly most landlords send a technician to fix things, not go there themselves, same goes for lawn care, usually you have a company that comes every week/other week, you do not need to be there.... 

Anyways, on my latest project, the title came back yesterday and revealed two extra parcels of land deeded to the seller under the property I was under contract for.

There has to be some other angle usually with on-market that others are not seeing.

These areas usually strike a balance between affordability for investors and demand from tenants with vouchers.

Usually that means others in your demographic live there or will want to live there.
