Asking is $200K, my relative (buyer) looking to put 20% down.He is pre-approved for the amount, lender has prepared both a conventional loan and a mass housing loan option for first time buyers.Would be purchasing as an owner occupied "primary residence", rates are decent under both options.Condo is currently rented, tenant lease expires the end of August - roughly 4 months.Lender says both loan programs require buyer to occupy the unit within 60 days, to qualify for first time buyer deals.Is there a way to get them to extend this to 120 days (4 months) until the tenant lease is up?

Easiest solution might be just to extend the period of being able to collect that overage before it gets escheated to the state or taxing authority. 

The neighbor is now giving my tenant a hard time by saying that his property actually extends into the driveway of the property that I own. 

Maybe I'm looking for a bigger private/hard money lender who would be willing to extend the term out and allow me to wrap their money with a note to an end buyer.

Extending the parking area right up to the house, means no weed eating, just some weed killer a few times a year.

This guest even requests to extend their booking 5 more days.  

What's all but certain is enhanced, extended terms, ever growing.

Sucks, but it's fast and less expensive than getting an eviction started.I was in this situation before where a previous owner did NOT have a post close stay in the contract but the extended family decided they weren't moving out.

Do a little digging into mid-term rentals, could be a good strategy to pivot too if your area draws people in that need extended stays.

My advice is put it on as many sites as possible and put strong discounts on extended stays and you can attract both simultaneously.
