Fortunately - we have a good relationship with our servicers and can get frictional matters that arise rectified/resolved relatively quickly, but the frequency of said matters could certainly be reduced.

The brightside of this is I will take way more time in researching, off your recommendation I went on youtube and have been studying till 4 am after work and have made up some Excel pages to really put down what's really going on and I noticed that a lot of what people are talking about is what I'm doing the only thing that I need to work on is my pitch, confidence when talking and overral experience.AND THANK YOU!

The course came with PDF texts (not books) and a very lengthy excel sheet to memorize and tackle on my own.

I then created an excel sheet with those estimates to know (a) what to offer for land to make my numbers and (b) to hold the sub to what they estimated for me.  

Also, I recommend you have a banking relationship with Wells and Chase prior to shopping if that's the route you're definitely going to take. 

You bring up an excellent point about the trade-offs between second home and investment property loans.
