We love skiing at sugar, and escaping to the area during the summer to escape the heat in Charlotte. 

It took me almost 5 years (from 35-40 years old) to escape the work life.

I'm a newer agent myself but I'm currently under contract with Keller Williams OC Coastal in San Clemente and they offer some pretty solid training/educational opportunities (Jeff Stearman and Karyn Sontag are big on training and career development) and they have a number of agents that are rockstars (Kai whose last name escapes me at the moment comes to mind first) when it comes to investment properties. 

They come in the spring/summer to escape the heat and for Bluegrass Festival, Frontier Days, Rodeo, Etc, They come in the fall/winter for the snow, Christmas activities (it's called the Christmas City).

Financial Situation:- Single professional ($200k / annual salary)- Remote job (can work anywhere / establish permanent address anywhere)- ~$100k savings (between checking, index funds, and small crytpo portfolio)- Grew up in Southern California (I don't intend to invest in CA, but it is the market I am most familiar with so I am really looking for advice on how to confidently branch out to other more affordable markets with better ROI)- Dad is a real estate developer based out of Southwest Colorado (considered stepping into this market, but not familiar with it's ROI compared to other states commonly mentioned here)Goals:- Develop passive income streams to match/exceed current salary (I'm trying to escape 9-5 life ASAP)- I plan to utilize an FHA loan to minimize my down payment on my first property (ideally looking for a 4+ unit building where I would rent the smallest unit for myself and maximize the rent from the larger units).

In the back of your mind, you'll want to escape if you keep your eyes on the exit.

I have no doubt that the mouse got into the camping gear of the prior guests and made an escape into my VR. 

@Guichard Belton do your due diligence if the deal makes sense do it but just be aware of the easy escape plan of the existing owner

The agent escaped the judge and the broker kicked in to make them happy, even when the agent was really not at fault but did fail to properly advise.More later, gotta go, good luck :)
