Often the houses look dirty as well and people are embarrassed to have a realtor, inspectors and potential buyers through the home. 

I've lost out on a 10K under offer (embarrassing attempt for here in Denver), a cash offer of 6K over, and a 25K over with escalation clause.

And it could be embarrassing if you are showing the house and you never even saw a problem that is costly.

Maybe the banks are having a contest to see who can accumulate the most bad debt and hold it the longest, I don't know.There is a saying with REO's, and it goes "If you're not embarrassed with the offer you made to the bank, then you paid too much."

I've also heard to make an offer that you feel almost embarrassed to present.

Even it's just an informal deal with a family friend, shopping your deal to local investors will teach you so much, so fast that you'll see how easy it can be --- IF you have the cash down payment, credit cards to fund the rehab, or a third party buyer to make a quick wholesale fee.I was amazed how easy (embarrassed really) it is to find money from friends that have good jobs but no time to manage investments.

What ensued after was one of the more embarrassing phone calls of my life to listen to.
