If the best happens, it is icing on the cake. 

Section 8 Tenant let her kid trash the walls with writing all over the walls with crayon and gross things caked on to the walls like boogers and food.I had not been in the unit for 2cmonths and it really took a beating. it looks like she has been there for 8 years and cleaned once if at all.

However, it is a nice bonus with appreciation being an icing on the cake. :)

I offered my parents 270k for it, market value was 306k at the time, since it's family I didn't want to eat out of their cake too much wich explains this abnormaly high offer. 6 months after I bought it the new subway stations opened 1 minute from here, value jumped 100k in about 6 months, then 50k in the following year.

I look at it as icng on the cake if it happens.

A $100 trip to the grocery store will become $500 because food is essentially oil made edible.

Cakes are uneven, custards or creme brule' are uneven and then cook uneven besides due to the water bath.  

We didn't get an hour lunch and all that stuff it was eating for 15 minutes during a slow down and drinking a coke.Every job I had after that one which is did for about 3 to 4 years was cake.

They don't care who the buyer's agent is...and the listing agent never knows ahead of time as to what they'll take.I do agree, however, that it's better to lock up the deal at the point to which the numbers work instead of risk loosing the deal by chasing the ice on the cake.

Then to have a tenant or buyer who also appreciates it, that would be the icing on the cake!
