In my experience the assessed and FMVs are quite disconnected however, I would assume they grow the same over a 3-year period (ie the assessed value might remain unchanged for 3 years as FMVs increase, but that growth in year 3 at time of triennial will make up for it).

I send out reminder emails at the beginning of the season to remind everyone to put on the faucet covers, disconnect the hoses, etc.But with it only being $65, I would go ahead and take care of it as the owner so you know it's done correctly.

We just received a letter from our utility company that they will start disconnecting for non payment again starting next month, we are current so I assume they are sending it to everyone.

In typical Omaha fashion, the weather went from 90 degrees 2 weeks ago to 16 degrees today and 3 inches of snow and ice.So, if you have vacant properties or are about to buy one that is vacant, don't forget to turn on your furnaces, disconnect hoses and winterize sprinklers!

Cleaning fees are directly correlated to the number of bookings you get, not the number of nights occupied so there is an inherent disconnect there since revenue is a product of occupancy and average daily rate (not number of bookings).
