Though you may self manage the property, it is also good to include what it would cost you in case you were to ever move away from the property or no longer had the time to devote to it. 

I grew up in residential construction in Florida so I know enough to know a) I don't have the skill to execute and b) the time to devote to GC'ing that work vs day job and other RE investing.
