Well, about two months in one of his field agents that did assessments for him asked for an increase in commission and was denied.

I have yet to be flat out denied nor have I been required to address anything more than what is visible (usually attics and/or basements).

*One is section 8 and has become a hoarder and gets frequent fines from the HOA for items left outside (two partners don't care because the rent is always paid) * One is a tenant of almost 2years who pays on time, cares for the inside of the home but has suddenly stopped caring for the exterior, and appears to have moved in a dog and a boyfriend but denies both.

The problem is that we were just denied on the leasing application.  

It is the tenant's choice how to apply though and if they meet the qualifications with some adults as occupants, it isn't appropriate to deny them.

Less is better when denying people.The cash in advance is not really the issue here.

But if rent history is good and criminal history checks out, do you deny an applicant based on accounts in collections?

If you sign a contract, then have to wait a month or so, then get denied,...well the wholesaler could of sold the deal to someone else, if it was truly a deal.
