Fast-forward one month to today, I still have heard no word from Philadelphia L&I (even after calling/e-mailing) and I'm ready to start renting it out, but one problem:"The Philadelphia Property Maintenance Code (Section PM-102.6.4) requires an owner offering residential property for rent to provide the following to the tenant at the inception of each tenancy:A Certificate of Rental Suitability issued by the Department of Licenses and Inspections no more than sixty (60) days prior to the inception of the tenancy.A copy of the “City of Philadelphia Partners for Good Housing” brochure issued by the Department of Licenses and Inspections....."

call county health department and verify that this is the rule.I have never heard of  3year inspections required by a county health department does not mean its not true but I would want to verify that.

Nar isn't even affiliated with the largest MLS in my area and that that MLS compliance department has already stated commissions will still need to be "listed publicly"  so every state and situation will obviously be different.

The program received over 1,000 applications, but later publications were critical of the program, citing too many limitations for property owners AND hefty construction costs associated with the conversions.There are likely 10s, if not 100s, of thousands of properties in NYC and surrounding suburbs with ADUs, and most are not filed with the building departments.
