@Zigmunt Smigaj  I just looked into my crystal ball this morning and it said "No." 

Everyone is talking about a looming correction but you crystal ball is as good as mine.

My only suggestion would be, if you are highly leveraged to purchase rentals, make sure you invest where people will want to live 3-10 years from now, and screen rigorously.But I'm no crystal ball.

No one has a crystal ball moving forward, but all indicators point to another strong year here. 

I'm still looking for more properties in Crystal Lake. 

@Crystal Smith - yes your points are all spot on - i struggle with accurately gauging whether i think i will for sure cashflow more in a re-sell scenario vs. the cashflow on a re-fi vs. breaking even on either scenario.as far as house hacking, i listened to the BP podcast w/ Brandon Hall and visited the 1031 forum here and as far as I can tell, i can house hack and my tax consequence is pro rata in relation to the portion i occupy.

@Crystal Smith, @Sherman Ragland, Account ClosedIf refinancing...as Brandon refers to it as the BRRR strategy...as always you will have an asking price what you think your house is worth when your trying to flip or refinance.  

@Sean Walton I definitely plan on leaving my stocked Keurig and crystal light packs.

However my crystal ball is broken so I could be wrong as well.
