We found our best quality tenant ever, and we are managing our payments and administrative work through Cozy.

It is posted on the majority of the larger online rental sites, Zillow, Hotpads, Trulia, Cozy,etc, as well as a "For Rent" sign in the front yard with information flyers attached.

It's small and cozy so I think it has more of a short term rental feel but I don't know that it would be profitable as such.

We use Cozy for rent collection, advertising, background checks and credit history. 

This is below what majority of the credit check sites cost (I use cozy), so I am wondering what resources landlords in Rochester, NY have been using or how they go about screening.

Using an online service (Cozy) seems more professional to me, but doesn't allow me to upload my own application.

Seems like Cozy takes a few days for the payment to go through.

@Krystallin Baker Yeah, I listed it on Cozy and Zillow manager which will then also list it on hotpads, trulia, doorsteps, realtor, and CL.

Just to clarify, Cozy will syndicate landlords' listings only to Realtor.com and Doorsteps.com, but you can use the link to your Cozy listing to post on other listings sites.

I ask this because as much as I'd like to give total responsibility to the old tenants, the system I use for background checks and all is cozy so I'd either have to provide my old tenants access to cozy or I'd have to screen the leads that they attract myself and then approve the good ones and relay that to my tenants.
