As for how you pay the seller, the short answer is "very sparingly".

Anyway as mentioned above, I am looking to volunteer my spare time in hopes of learning a thing or two about the real estate space to see if it is a path that I really want to invest time and money on (without blindly purchasing a property and learning the hard way).

I purchased a very cheap blighted property from the City that I’m currently working on in my spare time.

If I were to BnB out my room or any spare areas while I'm gone I could (hopefully) trust/pay my roomate/tenant to help or hire an independent cleaning service. 

He wanted someone with high energy and time, and we had some to spare!

Bought a home, rented the spare rooms and paid virtually nothing for the house on a monthly basis.

Because I chose a hands-off approach to investing in real estate, the passive cash flow has allowed me to free up much of my time, to the point where I have more than enough spare time.

I'd say the easiest and most effective way to get started is grab a duplex and rent the other side while also renting the spare bedrooms in your unit or finding a 4+ bedroom single family and renting out all of the other rooms that you aren't using.
