In any case,  while the animal is not a pet it IS considered an extension of the tenant,  and thus any behaviors it does like damaging carpets/furniture/barking/making messes which cause waste or nuisance can be used to file notices against the tenant just as if they themselves were doing those actions.

If comps vary due to condition rank the condition of the ones that are livable. is it very dated,  needs fresh paint and carpets or is it fully renovated.

The current landlord started putting in carpet to reduce noise complaints.Of course carpet is expensive to replace and a lot of tenants destroy the carpet.In the past, I've always Costco laminate floors,  zero carpet, in all rentals.
