I'm ok with trash out, carpet, paint but that's about it.I pay about 80-85% of FMV for cash or if I have to get a loan, and up to 92% with favorable seller financing. 

I hate carpet.

It does not need any work other than replacing carpet and it is being sold for $30k.

In any case,  while the animal is not a pet it IS considered an extension of the tenant,  and thus any behaviors it does like damaging carpets/furniture/barking/making messes which cause waste or nuisance can be used to file notices against the tenant just as if they themselves were doing those actions.   

Doing a full-blown rehab is one thing, doing a quick cosmetic turnover (replace carpet and paint) is another.   

Their carpet hasn't been replaced since before they moved in and along with a few other needed updates it was on my list of repairs to make for them. 

Should I replace the carpet?

If comps vary due to condition rank the condition of the ones that are livable. is it very dated,  needs fresh paint and carpets or is it fully renovated.

The current landlord started putting in carpet to reduce noise complaints.Of course carpet is expensive to replace and a lot of tenants destroy the carpet.In the past, I've always Costco laminate floors,  zero carpet, in all rentals.

General stuff like replace floor, carpet to vinyl floor , painting wall , kitchen cabinet, repair, replace tub ,..,, small minor stuff .
