I don't know how to access your specific county's online system, however this is what I suggest you do to get started:1) Unless involving a guardianship for a minor, probate cases of Decedent's estates are public information. 2) Ask to see the Registry of Actions or similarly title list of new cases3) Start with a single case, typically the most recent filing.4) Request to pull the actual file to review5) Review the folder and note the documents and the order in which they are inserted6) Don't even think of separating or removing documents. 7) Determine what data you need, including Decedent's name, case #, PR name and contact info, etc.8) Most researchers capture the data then scrub later.9) If this is too much work, either pay someone else, find a commercial list provider or work another niche.

The other reason was, frankly, we were making it up as we went.In an effort to cast as wide a net, make as many contacts, and capture as much business as possible, we were not 100% clear who we loan to, why, and under what criteria.

Turn Key provides built in relationships but there are draw backs to that approach( you will typically loose a lot of your equity capture as that becomes the providers profit and not your wealth).

If you want to try renting it out for a while to capture some more equity build then keep an eye on the calendar so you can still consummate your sale so that you have lived in the house for 2 out of the previous 5 years (in other words don't own it more than 3 years after you move out).Many investors work hard to go the other direction and convert investment real estate into their primary residences for the incredible tax break.Couple this strategy with 1031 exchanges on your investment real estate and you will enjoy some nicely enhanced returns.

I hope you are capturing all of those craigslist leads because they will come in handy once you find your motivated seller.I recommend defining your target market and driving those neighborhoods looking for the worst house on the best block.
