Pulled out an old medicine cabinet that had a slot for used razor blades in the back wall and found something like five pounds of razor blades in the wall.

PP was $537k, and needs minimal rehab - painting cabinets, painting walls, installing kitchen vinyl flooring.

I wanted to do minor cosmetic repairs such as changing carpets, painting, and new cabinets (new cabinets were needed), and new appliances because they were needed as well.

Tried to clean all walls, ceiling, floors, and cabinets with vinegar and even TSP.

Apparently, some of the kitchen cabinets don’t have doors; the water heater was actually red-tagged (need proper venting) and the PM feels the steep driveway is a big deterrent.

I wanted to redo the kitchen (break down one of the dry walls if the building permits it and new cabinets) and also thinking about renovating the two small bathrooms as well.

I would find myself spending my time installing cabinets and baseboards when I should be out finding more deals.

@John LeavelleThanks John, I literally just put a couple numbers in that were low because I've completely made the property new from the roof all the way to the exterior siding, paint, unit 1 & 2 now have new carpet, cabinets, granite counter tops and tile flooring.

I currently own my home in Roeland Park, 2 bed 1 bath, large back yard, am in the process of renovating the kitchen(painted cabinets, new back splash, new counter top.What are your thoughts on if it would be a better move to sell and invest the proceeds or try to rent it.
