Well as they say I was a day late and a dollar short,but now Im motivated I made a adjustment based on what i read from J.Scotts Flipping Houses Book. I

I'm just starting and the long distance investing book is in the mail.  

@Alan Feldman - I would suggest getting the book by Tim Shiner called "My wife hates loves rent houses"The book is about engaging your spouse in real estate.

This is applied as a direct principal payment.Good test to see how easy they are to work with on household projects.This gets an early vested interest in the property, which is the primary principal of this plan.Require reading “7 Habits of Highly Effective People”Must create a habit of reading for 15 minutes every day until the book is done.This helps lay groundwork to understand much of the management process expected.

I think the first one I read was Brandons Book "The Book on Rental Property Investing" also David Greens BRRRR book is really good.

Brandon/Heather Turner's Property Management Book is definitely a must read if you want to self manage.
