I just wanted to give you some background.

I ask because I'm considering leveraging my background to start something like this for myself and wonder if there's already something sufficient out there.

Then I paid $25 to some online background check agency to find out if the owner had any other liens/bankruptcies/judgments against them and also got their contact info from there.

I can’t run a background check… And what about the rental agreement?

I explain I will proceed with the eviction, the eviction will show with any decent credit/background check and will negatively impact their credit score, that I will attempt to garnish future wages, and that it will be very difficult for them to ever rent a nice place in a low vacancy area like San Diego.As part of my tenant criteria: no evictions ever (no excuses accepted), decent credit (I want tenant to have credit such as they do not want it to take a significant hit, strong LL references and in the add I specifically specify paying rent alone does not suffice for a strong LL recommendation.I recognize with my number of units and how many years I have been a landlord, I have been fortunate to never having to evict a tenant and at some point my good fortune in this matter will end.  

All and all, it happens in the background without me knowing or without sending me any paperwork to inform me about these change if I want to move forward ..etcMy question for you Julie: Ethically, how can you guy make change like that without any agreement with the customer?

We did the necessary background checks and rented it to them.

These are great and very helpful.My background is in data analytics, and though not super handy, I obviously could do any manual leg work necessary.
