Even though we try to help and offer advice to the new folks trying to get into this crazy business, it is downright amusing seeing the growing numbers showing up asking us to analyze their potential deals and suggest areas to invest.....usually with little apparent knowledge or effort on their parts....This business has the unfortunate appearance of being 'easy money' because the stories abound about the people that are sitting on properties worth millions.

Either I cannot seem to find an answer to this on the web or I am using the wrong search terms.

I am using a 3.5% down FHA loan I have pretty good credit score of 750 and debt to income is about less than 48-49%.

I'm currently looking at a place that should bring in $5,500/month in rent after I move out, and am using the BP rental calculator to run the numbers.

Current situation: I am using my time to build up as much liquid capital as I possibly can while simultaneously maximize my real-estate knowledge. 

Hello, I currently have a property under contract, but It has two section 8 tenants, which I do not mind, but I am using FHA financing that of course means I have to move in.

At the moment I am using a free skip tracing site that is extremely unreliable which could be a big reason I am struggling getting decent leads.

Please correct me if I am using the wrong terminology.

They are doing vinyl plank in one of my 22 units so I am using them quite a bit as we do each unit.

Was quoted $1000...higher than I am used to seeing from when we were flipping houses in central NJ a few years back.
