I tried looking up the PA REPC Addendum, Allot of different forms came up.

I even have allot of friends that would wanna rent itbut im looking at it as a long term rental and i just cant get the numbers to work with a purchase price much above 30k based on comparable house size/rents & renovation costs.

I dont have allot of properties so I have nothing but time to search for deals and learn on my own.

Use the entire time allotted if necessary. 

allot of the costs are driven by things that I want to do but some people may think are unnecessary at this time?
